An exceptionally spacious & grand Victorian house with beautiful lake views of Coniston Water from many of it's plentiful rooms. Perfect for groups or multi-generational families looking for a large & comfortable base for their Lake District holiday.

A wonderful, large and traditional ecclesiastical mid-Victorian house with spectacular lake views from many of its rooms. The Presbytery in Coniston Village was built in the mid 1800's and has now been successfully converted and restored and can now be enjoyed by all as a fabulous, spacious holiday home.

It is exceptionally roomy and is ideal for large family groups and those wishing to explore the outdoors on foot, bicycle or boat. Groups will feel welcome here with a dedicated bike store and walks immediately from the door along the old railway, which provides a very pleasant and gentle walk into the village. From here there are walks and biking routes aplenty, either up to the fells or down to the lake.

Ground Floor

The main entrance leads you into the bright, modern and well-equipped kitchen. Here you will find everything you need to store and prepare food during your holiday with ample cupboard space, a raised electric single oven, electric hob microwave, large American style fridge freezer complete with ice-dispenser and a large gas range cooker with double oven and a 6 burner gas hob. Also included in the kitchen is a dishwasher, washing machine a handy pulley-maid drying rack and seating for up to 7 guests.

A large, airy hallway leads you to the grandiose, yet cosy sitting room, with high ceilings,
a traditional open fire, ample, comfortable seating and spectacular lake and mountain views from the traditional sash windows which flood the room with light. There is also a large TV should you happen to tire from the admiring the remarkable view. Leading off the sitting room is a large dining area, with generous table and ample bench seating ensuring that everyone has plentiful space to dine together after a fabulous day exploring everything the local area has to offer.

Also off the hallway is a handy downstairs shower room complete with W.C.

First floor

From the ground floor a grand staircase leads to a spacious landing, complete with a comfortable seating area, off which a myriad of doors lead to four comfortable bedrooms and two house bath/shower rooms.

Next door to bedroom 1 is a bathroom with modern tiling, bath and W.C.

Bedroom 2: Three single beds, lake view.

Bedroom 3: 1 double bed, 1 single bed, lake views and en suite shower room with W.C.

Bedroom 4: 1 double bed, 1 single bed

Next door to bedroom 4 is a further shower room with W.C.

Another staircase takes you even further up inside this substantial home.

Second floor

Bedroom 5: 1 double bed and 2 single beds with stunning lake view, en-suite shower room and W.C..

Bedroom 6: 1 double bed and 1 single bed with en-suite shower room and W.C.

Outside

Large garden with grassed area, seating and table with benches for alfresco dining. (Please note that the garden is open to that of The Coach House next door).

Travelling with a dog?
We can offer free use of a 1 acre field in Coniston village, perfect for off the lead running, walking, training and playing. Use by arrangement only. Please contact the office for availability.

1 dog welcome. Additional pets by negotiation only.

Unfortunately, due to the close proximity of the neighbouring church, this property is unable to accept bookings for hen and stag parties.

The parking area and garden are shared with The Coach House next door.
Guests are politely asked to observe the bi-weekly church services by reducing any noise levels in the garden which is in close proximity to the church.

The Presbytery is located in an elevated position above Coniston Water. Coniston village centre is a pleasant stroll away along the old railway line which runs behind this grand Victorian home.

Coniston village is simply an excellent base for any Lake District holiday. The village is packed with friendly pubs, local shops and lively cafes and there is incredible walking straight from the village centre, including the iconic Coniston Old Man. The village enjoys ample access to Coniston Water lake shore, with Coniston Boating Centre offering paddle-boarding, kayaking, sailing and more. There are also plenty of opportunities for wild-swimming including the lake, beautiful mountain tarns and the picturesque Church Beck river with its stunning waterfalls and deep, crystal clear pools. For cyclists, there are spectacular off-road mountain biking trails including those at nearby Grizedale Forest, as well as some stunning road routes through some of the country's most beautiful scenery.

For those who enjoy a quieter pace, The Ruskin Museum, which depicts the fascinating history of the area including the famous water speed record attempt of Donald Campbell is a must visit. While on the eastern shores of the lake lies Brantwood, the Victorian home of John Ruskin, where visitors can explore the historic house and vibrant arts centre and enjoy some delicious food from The Terrace cafe with its breath-taking lake and mountain views.

The wider Lake District area is also very easily accessible from Coniston, with popular destinations such as Ambleside, Bowness and Windermere just a short drive away.

In short, Coniston offers everything you could possibly want of a Lake District holiday - all right on your doorstep.

Brilliant stay for us and 5 other couples/families. Plenty of bedroom set up options to suit couples or families. Very clean and spacious - I sent a courtesy email about a broken toilet seat (more to cover ourselves and make the host aware) I received a response back instantly apologising and maintenance arrived an hour later and replaced the seat). Set just outside a beautiful village full of family/dog friendly pubs which are in walking distance. We took walks down to Coniston water, fed the ducks, had a boat ride for the children and visited the lovely café there. Wood was provided for the living room fire, lots of seating for the adults to sit and chat whilst the kids played in the spacious living room. We had a wonderful weekend. Thank you for the service, very prompt communication whenever we needed and a lovely house which met all our needs. We had a wonderful weekend and will be sure to visit again. Much appreciated ☺️

Beautiful house with high ceilings. Large living room with chairs and an open fire, great views and a large smart TV. Benches and tables were great for 15 of us to have meals around. A great location as only a short walk in to Coniston as well! Would definitely stay again!
